Roof checks/Tiles

We can carry out a full inspection of the roof, if requested.  We can check the mortar on the chimneys, check the verges and see if the ridge tiles are secure, and exam the roof tiles for wear and tear. The reason to have the roof inspected is to ensure there are no obvious problems regarding the roof.

Any loose, missing or damaged roof tiles can be replaced.  It is cheaper to replace the damaged tiles than leave it, a small job can lead to a bigger, more expensive one if neglected, over time.

If, after an inspection, we find any issues with your roof we will discuss them with you and advise on the best course of action.

Chimney Repairs

Chimney Re-pointing

Over time, weathering and decay causes deterioration in the joints between masonry. This allows water penetration which can cause significant damage.

Repointing is the process of renewing the mortar joints between bricks or masonry.

Having damaged joints between your bricks or masonry repointed prevents water penetration and the consequential damage.

Re-pointing is a cheaper alternative than leaving it, where it may get to the point of becoming unsafe and risk damaging the roof or falling on to passers by or damaging cars.

Repointing will also enhance the external appearance of the building.

The picture above shows a new roof on the left and the roof on the right is fairly new but the chimney has been neglected and shows signs of the mortar missing, crumbling and the bricks becoming unstable. Also note the plant life growing out of the chimney pots. This chimney is in need or repairs.

Chimney Stacks/Pots

Most chimney damage or decay starts from the top down.  The top cement flaunching between you and your neighbour’s chimney pots should be laid in one continuous section without cracks/split.  The cement flaunching should be cambered so rainwaters runs off the chimney to the outer edge.

The chimney stack is exposed to the full force of our weather. To withstand such conditions, chimney stacks must be maintained to the highest standard.

When repairs are required they should be made with the correct materials by an experienced contractor using appropriate tools and safety systems.

Mortar based roof verges require regular maintenance. The mortar helps to prevent rain water from getting underneath the roof tiles, it acts as a sealant.  The changeable weather conditions, will over time cause the mortar to crack and crumble. Birds find a way to chip away for nesting purposes which can also allow the rain to penetrate the verges and roofline. Missing mortar is detrimental to the roof itself and can cause considerable problems if neglected. A minor re-pointing repair is much better than leaving it until later, damp problems can occur and even the stability of the roof or brickwork on the property could be at risk of major damage.  Building regulations have improved and changed, and all new builds have the new dry verge systems installed.  These systems are more beneficial and are more cost effective than mortar based verges as they do not require regular labour and repairs.

Ridge tiles that are mortar based are also prone to the weather conditions eroding the mortar, which causes the ridge tiles to become loose.  Since 2015 the building regulations have been updated and now the preference is for the ridge tiles to be mechanically secured, which is much better for safety and the securing of the ridge tiles. All new builds have the dry ridge systems installed. These systems have many more advantages and benefits and are more cost effective in the long run since they do not require the maintenance that the mortar based systems do.

We carry out all roof repairs. Depending on the shape of the roof, some pitched roofs have valleys where two sloped roofs meet. Rain water falls onto the roof and both sides of the slope will allow the valley to gather the most water, therefore, it is essential that there are no leaks and the valley is in a good conditions, to allow the water to flow away. Ideally metal sheeting or flashing is used to protect the valleys and allow the rain to flow away.
